The Client sought to alter an extant permission to provide a variety of residential units (including apartments, duplexes and houses) on a site located on lands forming part of Our Lady’s Grove Primary and Secondary School. Permission was previously obtained in 2006 for, inter alia, a scheme comprising 102 No. apartments, a childcare facility and a residential institution building for the Religious of Jesus and Mary. The residential institution building (now known as Errew House) was the only element relating to that permission that was implemented before it was subsequently amended in 2011, reducing the number of dwellings to 39 No. across 6 No. blocks.

On purchase of the site by Durkan Estates, several planning applications have been lodged to alter the permitted scheme. The most recent permission obtained alters Terraces 4, 5 and 6, with an additional floor of accommodation onto a permitted apartment block and basement level for car parking (Terrace 1). The scheme now permitted comprises 43 No. residential units comprising a mix of apartments, duplexes and houses.

Construction is underway on-site.

Our Role

Tom Phillips + Associates (TPA) provided strategic planning advice to the Clients and Design Team for each planning application lodged on the lands since 2006 to present. TPA also served as the Agent for the Planning Applications and subsequent Further Information stages (where relevant).

We prepared and co-ordinated detailed Planning and Environmental Reports, which addressed compliance with detailed provisions of the relevant Development Plans, as well as preparation and lodgement of compliance submissions.

Planning Outcome

Dún Laoghaire-Rathdown County Council granted Permission for the last Application on 26th October 2016.
