The Client required permission for the demolition of six derelict dwellings (plus the remains of two further dwellings) and provision of a 3- to 6-storey over basement level hotel comprising 96 No. bedrooms.

Our Role

Tom Phillips + Associates (TPA) acted as planning consultants to Dublin Corporate Apartments Limited, providing strategic planning advice to the Applicant and Design Team. We were the key point of contact with the Planning Authority (Dublin City Council). TPA led all planning aspects of the proposal including: co-ordination of the Application pack; preparation of the Planning Application documentation; coordination and preparation of the RFI Response; and the preparation of the First Party Appeal and Compliance Submissions.

Planning Outcome

Dublin City Council granted permission in August 2016. TPA subsequently lodged a First Party Appeal seeking the removal of a Condition applied by the Planning Authority that omitted a floor of the permitted hotel.

The First Party Appeal was successful and Dublin City Council issued a Final Grant of Permission for the scheme on 15th February 2017.
