Description

An 88 No. bedroom nursing home in a 6 No. storey over 3 No. basement level building. The development includes the provision of 48 No. car parking spaces to be provided in 3 No. basement levels.

Our Role

Tom Phillips + Associates (TPA) provided strategic planning advice to the Applicant and Design Team and served as the Agent for the Planning Application and subsequent Appeal stages. TPA prepared and co-ordinated a detailed Planning and Environmental Report, which contained a Floor Risk Assessment due to the location of the site in a flood prone Zone B area with a fluvial flooding risk of between 1 in 100 year and 1 in 1000 years.

Planning Outcome

Dublin City Council issued a Notification of Decision to Refuse Permission for the scheme on 17th April 2014. Following the making of a comprehensive First Party Appeal by TPA, the Board Decided to Grant Permission for the development on 10th September 2014.
