1 Georges Quay (1GQ) is an extensive external and internal refurbishment, extensions and external landscaping of the former Ulster Bank HQ at Blocks C and D, Georges Quay, Dublin 2. The project will deliver approx 130,000 sq ft of Grade A Office Space.

1GQ will deliver a building of the highest specification targeting LEED Platinum and with floor plates of approx 25,000 sq ft.

The development includes: demolition of the existing entrance structure and replacement with a taller orthogonal-shaped entrance; replacement of all existing reflective and opacified glazing to Block C and D facades with clear glazing; demolition and replacement of a link element to the rear of the building; internal reconfigurations to the existing building; change of use of plant room to office floorspace; landscaping works including the removal of the existing colonnaded pergola and railings and other development works above and below ground.

Our Role

Tom Phillips + Associates (TPA) acted as planning advisors to Irish Life Investment Managers and acted as the key point of contact with the Planning Authority. TPA led all planning aspects of the proposal including co-ordination of the application pack, preparation of the Planning Application documents and coordination/preparation of the RFI Response and Compliance Submissions.

Planning Outcome

The Application was lodged in two phases in April and May 2016. Dublin City Council issued Final Grants of Permission in July and August 2016, respectively.
